After a few internet searches, you will have quickly realised that there is a lot of property for sale, and many different types of agents. You may also be struggling with your half-remembered, school-level, French language skills (or lack of). And of course, you may not be totally familiar with the geography and details of different areas. As a busy international buyer, you want to be supported in your search, by an experienced luxury real estate agent who understands your needs.
You Need A Licensed French Real Estate Agent
When buying property in France, you need to ensure that any real estate agency that you select is actually authorised to sell property in France. This licence is called a Carte Professionnelle and details should be provided when asked for.
There are very many real estate agents in France. Some are French, some are ‘expats’, some deal with large volumes of cheaper properties. The agencies dealing with properties on a volume scale will find it difficult to provide the time that you as a busy international buyer will require to find the right luxury property. Property details are typically scant, and agents may not have a detailed knowledge of all their properties for sale – there are so many for them to keep a track of. They are also unlikely to be selling the higher end, luxury properties that you are looking for.
As a contrast, there are also agencies who focus on specific price brackets of French property for sale, or specific styles or types of property. Their property portfolios will be more selective, ‘hand picked’ higher value real estate, with detailed advice and high quality information available.
You may also come across a variety of Marketing Agents – “middle-men” – who quite often position themselves as if they are Agents. These are typically marketing companies, who have created a website property portal, gathering information and properties for sale from licensed Agents. They are typically not based in France and they offer the advantage of a wide range of choices over a large geographic area of France. The primary problem with this type of company is that they invariably don’t have local knowledge and they will be unlikely to know the properties as they are typically based offshore.
